American Eagle performs property inspections for a variety of reasons:
- For people who are buying a home and want to find what problems might exist before they totally commit to the purchase.
- People who are thinking about putting your house on the market, but want to get a “heads up” on any problems that might exist with the house. This will give them a chance to fix any problems before a purchase contract is written.
- People who are nearing the end of the builder’s warranty period and would like to find out if there is anything that they haven’t discovered, yet.
- People who have lived in their homes for a long time and would like to determine the status of their home regarding safety and structural issues.
- People who are considering doing some major remodeling and would like to find out if there are other things that might need fixing at the same time.
- People who are having a new home built for them and want someone who has their interests in mind to keep an eye on the house during various stages of the construction.
New Construction Inspections
The new construction inspection is typically a three-phase inspection that will be customized to your needs. A report of findings along with digital photographs is prepared after each of the first two phases with a complete report delivered after the final walk-through inspection just before closing. The phases are:
Phase 1:
Before backfilling of the foundation is done, we will check for:
- Proper dewatering system installation, including drain piping around the foundation perimeter and installation of the sump pump pit.
- Proper sealing of the foundation walls.
- Proper lot contour and grading.
Phase 2:
Before the drywall is installed, we will check for:
- Missing, damaged or undersized framing, insulation, foundation walls, concrete floors, and other rough framing components.
- Exterior building wrap, window and roof flashing systems and components.
- Electrical cabling, conduits, devices, boxes and fittings (not capacity or adequacy).
- Plumbing, water supply, drain, waste, vent and gas piping. Proper slope of waste piping. Attachment and separation of water supply lines from wood.
- HVAC - mechanical and distribution components (not system balance or adequacy).
Phase 3:
Before final acceptance and closing, we will conduct:
- A complete final inspection of the home.
- Document any findings and prepare a final report and summary letter along with a final punchlist of items for the builder and his subcontractors.
COMMERCIAL INSPECTION “LITE”
In addition to home inspections, American Eagle also offers inspection services on small (under 20,000 SF) commercial buildings; about 30% larger than a Walgreen’s drug store. Properties that fall into this category are:
- Warehouses
- Office space, such as office condos
- Houses that have been converted to commercial use
- Retail space, such at that available in strip malls
- Mixed use properties, such as a building that has retail space on the ground floor and living space above.
- Apartment buildings over 4 units (the limit for normal home inspections).
Commercial property “inspections” are called Property Condition Assessments. The “assessment” is performed in accordance with an ASTM specification E 2018-01, with the exclusion of Sections 7 and 9 and that portion of Section 8 that pertains to hoisting devices. As such, the assessment is not as technically exhaustive as the normal home inspection. The Walk-Through Assessment is most concerned with “big ticket” items that would cost the investor money. Probably the most important item is the roof; it’s critical.
